Sun Realty is proud to offer vacation accommodations which have been selected to ensure your vacation enjoyment year after year! We offer something for everyone! From the more moderate vacation homes to the most magnificent beach homes, you'll find the perfect vacation rental at Sun Realty for your family's vacation fun, family reunion, spring or fall getaway or just for relaxing! We are an exclusive agent for the property owners (clients) of the rentals we manage. Please remember that each cottage or condominium is individually owned and therefore reflects the tastes of each owner. Many properties are available for your viewing when not occupied. Others may be available to view on video, enhanced website listing or by photographs in our office. Since we are unable to make other arrangements upon your arrival, we suggest that you inspect the property personally if you have specific personal requirements or are concerned with the quality. Interior photos of homes can be provided upon request in most cases. We are now accepting reservations for the 2005 season, as well as tentative pre-bookings for 2006. Our offices are open seven days a week from 8:30 am to 5:30 pm for your convenience. HOW TO MAKE A RESERVATION It's easy to make a reservation with us! Our vacation specialists are here to help! We’ll first need your name and address for our mailing list, then we will ask you if you've selected a cottage or condominium and the dates you'd like to vacation. If you have not made a selection, our vacation specialists will assist you with your choice. We will ask (1) the area you'd like to stay in (Corolla, Duck, Southern Shores, Kitty Hawk, Kill Devil Hills, Nags Head, South Nags Head, Salvo or Avon), (2) the location you'd prefer: oceanfront, semi-oceanfront, oceanside, beach road, between the roads, west side, soundside or soundfront, (3) how many bedrooms you'll need, (4) the price range you'd like to stay within, and (5) if you have a preference for a Friday-to Friday, Saturday-to-Saturday or a Sunday-to-Sunday rental. Then, we’ll be able to offer you our current availabilities.

PAYMENTS To confirm your reservation, you'll need to send an advance rent payment equal to one half of the reservation period's rental amount plus a $75.00 non-refundable administrative fee, your trip cancellation insurance premium (if applicable) and any applicable security deposit or waiver fee within 7 days. Upon receipt of your payment, a lease will be forwarded to you confirming your reservation. The balance of your rent and taxes will be due 45 days prior to your arrival. You may pay this balance by personal check, credit card payment (fee to guest), check authorization over the phone (call our office for arrangements), money order, or cashiers check. All payments must be made in U.S. Funds. Prices are quoted based on payments sent to us by mail. If you would like to pay by phone or internet a non-refundable fee of $40 to accommodate this convenience will be assessed. Mail all checks to: Sun Realty, P.O. Box 1630, Kill Devil Hills, NC 27948. For reservations made within 30 days of arrival we must receive payment in full within 3 business days of booking. For reservations made within 10 days of arrival, payment is expected by the end of the business day. Call our office for credit card arrangements or Fed-Ex your cashiers check or money order to: Sun Realty, 1500 S. Croatan Hwy, Kill Devil Hills, NC 27948. There is a $25 charge for all returned checks.

WEEKEND RENTALS/MINI VACATIONS During our in-season period we have a one week minimum reservation. Reservations for less than a full week are available on many of our properties during the off-season. We take advance weekend (or any 2 or 3 nights consecutive) bookings on many of our properties from mid September through mid May (excluding holiday weeks), up to 30 days in advance for the long weekend getaway rate listed under each description. These rates reflect off season bookings only. All other rates will depend on the applicable case. Holiday weekends in the off season and mid season mini stays may be booked 2 weeks in advance of the occupancy. All other in or prime season mini vacations may be arranged on the Monday prior to arrival. A 2 or 3 night vacation makes a perfect getaway to enjoy the Outer Banks through all of our beautiful seasons! For last minute vacation plans, please call for availabilities, we’re happy to help with all of your vacation plans! TAX North Carolina has enacted a lodging tax in Dare and Currituck counties. The Dare County sales and use tax is 7% and lodging tax is 5% (4% in Currituck). The table as of printing is 12% for Dare and 11% for Currituck properties. As taxes are subject to increase, this charge will be adjusted at the appropriate tax rate at your check in date.

OFF SEASON MONTHLY RENTALS Many of our rental cottages and condominiums are available during the off season for special monthly rates listed under each description. Call our rental office for rates and availabilities on a monthly basis as rates may vary. All monthly rentals also require a minimum $400 security deposit.

SECURITY DEPOSITS All rentals are subject to NCGS42 and 42A. Some of our properties require security deposits which are to be paid with your initial payment. You'll find the security deposit amounts listed below the unit's description. The purpose of the security deposit is to protect the property and contents, as well as you. Please report to our office any damages upon your check in. Once you have checked out, our inspectors will ensure that the property has been left in proper order, clean and damage free. Security deposits will be refunded to you within 45 days following your departure with any necessary deductions noted.

SECURITY DEPOSIT WAIVERS We are also able to offer you a Security Deposit Waiver plan in lieu of paying the listed Security Deposit. This is a non-refundable fee. You have the option of purchasing the Security Deposit Waiver (SDW) Plan for the amount of $35 or $50 if your stay is over 30 days. Purchasing the SDW Plan covers theft or damage to the unit as a result of your inadvertent acts or omissions. For a full description of the plan, please refer to the Description of Coverage detailing the terms, conditions and responsibilities of the Tenant. Purchasing the SDW Plan in lieu of a Security Deposit does not negate your responsibilities as a Tenant. You must notify Sun Realty of any damage or theft to the unit during your occupancy, or this plan is void. The units are carefully inspected after each rental. Sun Realty receives compensation for selling SDW Plan.

TRANSFER POLICY Should you need to change the week of your reservation after you have made your initial payment, there is a $100.00 transfer fee that must accompany your request. Please remember, this transfer must be in the same unit same year. All requests should be made in writing to Sun Realty. All transfers must be made at least 30 days prior to occupancy in order to allow the agent sufficient time to re-rent the original rental period.

CANCELLATION Once your reservations have been confirmed by payment and you are unable to fulfill your obligation to occupy a rental unit, Sun Realty must be notified in writing. All attempts will be made to re-rent the property but if we are unable to re-rent the unit, no money will be returned. If the property is re-rented, then rent consideration (rent, taxes, security deposit) previously tendered by Tenant will be refunded, less $150.00. Please note Trip Cancellation insurance premium paid (if applicable) and the administrative fee are not refundable. If you have purchased Trip Cancellation Insurance at the time of making your reservation please refer to your policy for instructions on recovering your loss due to cancellation.

ACCOMMODATIONS Every effort has been made to provide accurate and complete information; however, we are not responsible for printing errors, omissions, equipment failure, owners changing their listings, or views offered by the unit changing after printing. Please confirm all information at the time your reservation is made. If you have any particular requirements as to cottage quality or personal needs, we recommend that you personally inspect the rental unit before making your reservation. Please note that although individual needs and tastes vary, we will be unable to make other arrangements when you arrive. Sun Realty shall not be held responsible for possible rate or printing errors. All cottages and condominiums are equipped for normal housekeeping. Each unit includes a coffee maker, blender and toaster with the basic kitchen equipment. All beds will have mattress pads, bedspreads, blankets and pillows. Unless otherwise indicated in the individual description or by our reservationist, all units will also have central air/heat, dishwasher, washer/dryer, a television with cable, telephone, VCR, stereo, grill, outside shower, deck furniture, and a microwave. You'll need to bring all paper products, condiments and linens with you. Most rentals do not provide linens; please call our office for linen rental information. Please respect our owners locked closets in the unit. These are not included in your rental. The fold-out map in the center of this brochure will help guide you to the approximate location of your vacation home. Please give us a call for more specific information. Due to health department regulations, occupancy on homes served by septic systems is limited to two persons per bedroom, unless otherwise stated. We've listed the bedding arrangements in each description only to accommodate flexible sleeping arrangements, not to represent occupancy. Please contact our office if you have any questions regarding maximum occupancy allowed in the home you are renting. In addition, parking at each property is also limited. Please do not over occupy. For your protection each rental home is provided with at least one smoke detector. Our inspectors check smoke detector batteries on a routine basis, however, it is renter’s responsibility to check the smoke detector(s) upon arrival and to advise the office immediately if the smoke detector(s) is not working properly.

RENTAL ITEMS Rental items may be rented on a weekly basis through our office, to be picked up from the office and returned back to the office upon your departure. The rates are as follows: King sheet set $11.00

(Sheet sets include 2 sheets and 2 pillowcases) To have our maid service make up beds, the rates are $35-$90 depending on number of beds within the rental. Please call our office for arrangements.

MAID SERVICE We’re pleased to offer the added convenience of maid service during your stay or at check out. Our guest cleaning service cost is very reasonable: 1-3 bedrooms, $45.00, 4-5 bedrooms, $65.00 (unless otherwise stated), 6-7 bedrooms, $90. (For pricing on larger homes, please call.) Call our office for details and to make arrangements. If you are one of the fortunate families planning to stay two weeks or longer, you may request weekly maid service. Please call our housekeeping department to schedule this cleaning during the week.

FAMILY GROUPS ONLY It is the policy of Sun Realty to rent only to family groups due to our obligations to our owners. We lease homes without respect to the race, color, religion, sex, national origin, handicap or familial status of any party. A family group is defined as parents, grandparents, children and extended family members vacationing in one home. A non-family group is defined as: unmarried young adults, high school students, college students or any other group-type situation. Should Sun Realty discover a non-family group, the group is subject to immediate eviction with NO REFUNDS. No fraternities, school or civic groups allowed. Absolutely no house parties allowed. IDs must be furnished if requested. Violation of the above is grounds for immediate eviction. NO REFUNDS.

CHECK IN Your vacation home will be ready after 4pm on the beginning date of your reservation unless an early check-in has been pre-arranged with our office at the appropriate rate (please call our office for more details and arrangements). All check-ins from Pine Island and north will be at our Corolla office located in the Village of Corolla (see map for office location.) All check-ins in Duck will be at our Duck office, at our Loblolly Pines office in the Village of Duck. All check-ins for Southern Shores, Kitty Hawk and Kill Devil Hills to Milepost 8 1/2 (Colington Road) will be at our Kitty Hawk office at Martins Point which is located at the foot of the Wright Memorial Bridge Milepost 0 (see map for office location.) Check-ins from Milepost 8 1/2 in Kill Devil Hills, Nags Head and South Nags Head will be at our Kill Devil Hills office located on US 158 Bypass at Milepost 9 1/2 (see map for office location.) For check-ins in Rodanthe, Waves and Salvo areas please use our Salvo office on Highway 12 (see map for office location.) All check-ins in Avon and south to Hatteras will be at our office located near Kinnakeet Shores in Avon on Highway 12 (see map for office location.) No early check-ins! In order to allow sufficient time to prepare the property for your use, we ask that you not request early occupancy. At check in, you'll receive 2 sets of keys and directions to your rental unit. We can make arrangements for an after-hours check-in if you expect to arrive late, only if your reservation is paid in full and the lease agreement signed. Remember, all properties are individually owned and should be cared for as your own. PETS Pets are not allowed in any rental unless otherwise indicated (registered service animals excepted). Cottages allowing a pet are limited to not more than 2 house broken pets. A $100.00 fee, plus sales tax, is charged for professional flea extermination on all reservations allowing a pet. PETS FOUND IN PROPERTIES NOT ALLOWING PETS IS GROUNDS FOR IMMEDIATE EVICTION. To avoid eviction, please declare all pets.

MESSAGES/FAX Mail and phone messages may be received as listed below. We are not able to take messages on our 800 reservation line. Please check the messages on the message boards in each office on a regular basis. For emergency purposes, we recommend you also leave the phone number of the Dare County Sheriff's office, 252-473-3481, or Currituck County Sheriff's office 252-232-2216, the name of our firm and rental number of your cottage or condominium with relatives and close friends. PHONES Most of our units are equipped with telephones. Please check the individual unit descriptions to verify whether the unit you'll be vacationing in has a telephone or not. Local calls may be made without limit within the area you are staying. Check with your rental office for these exchanges. There is a charge for calling directory assistance. Please note, most units have long distance calls blocked.

POOLS AND OTHER AMENITIES Pool privileges are available only on those properties designated as such in the unit descriptions. Most swimming pools are open only from Memorial Day to Labor Day. Please check the listing or call our office for more specific information on pool opening/closing schedules which are always subject to change. Periodically, pools are closed for maintenance without notice. No refunds will be given. Some pools and the amenities may require additional fees. These will be listed in the unit description. Additionally, some pools offer heating in the off season. Please inquire for additional charges that may apply. Pets are not allowed in pools or hot tubs! Please note that fireplaces (if applicable) are only to be used in the off-season (October through April).

GRILLING Grilling is not permitted except on concrete surfaces. Do not attempt to use outdoor grills on decks, porches or near wooded areas. Please be sure you clean the grill and empty the ashes before you leave so the next guest finds it ready for use.

TELEVISIONS/VCRS/COMPUTERS Most properties have televisions, VCRs and cable TV. We make no guarantee for the TV sets and no rebates will be given for malfunctions for any television equipment or VCR equipment. Cable TV connections are not guaranteed and may sporadically go out of service. Any computer equipment or internet access provided is also not guaranteed.

VACATION HOMES FOR SALE Many vacation properties are for sale through our Sun Realty sales department. Please let us know if you are interested in learning more about investment properties while you are here on vacation. We look forward to the opportunity of working with you on the purchase of your beach property! We reserve the right to show each rental listed for sale to potential buyers. Efforts will be made to schedule the showing as not to interrupt your vacation.

MAINTENANCE From time to time, it may be necessary for us to enter the vacation home during reasonable hours for any purpose connected with the repair, care, or management of the property. If this is necessary, we will make every effort not to disrupt your vacation. Every effort is made to keep each property and its equipment in good working order. Please notify Sun Services, our maintenance division, of any difficulty you incur during your stay so repairs can be made. We will make every effort to eliminate any problems or have repairs made as soon as possible. Emergency beeper numbers or contact numbers are normally listed on our answering machines after normal business hours. This beeper number is for emergencies only. No rebates will be made for mechanical failures or malfunctions, unfavorable weather, early departure, interruption of utilities, maintenance problems, or construction in the area. As the Outer Banks continues to grow, construction may be taking place next to or near the home you rent. Please be advised.

DAMAGES We ask our guests to report any breakage or damages to us upon occurrence and settle the matter before leaving. If there is any damage to a unit, the lessee does agree to be responsible for any damages done by himself, his family, guests or pets. All rental units are checked between guests carefully by our inspection crews for breakage or damage. Items such as beer kegs, stereo speakers, fireworks, smoking in a non-smoking unit or three wheel vehicles on the property are considered a violation of our lease agreement. Infraction of this rule is grounds for immediate eviction. Tenants are not permitted to move furniture within the unit. Recreation vehicles are not allowed to connect to utilities on the property, nor may the maximum number for the property be exceeded when a recreational vehicle parks at the unit. Many areas do not allow three wheel vehicles or motorcycles. Please check with the town you are vacationing in prior to your arrival. Absolutely no fireworks allowed on property.

CHECK OUTS All cottages and condominiums must be vacated by 10:00 a.m. on check-out day. NO EXCEPTIONS. We ask that this policy be recognized by all tenants. Before you leave be sure you take trash out, wash dishes, empty the refrigerator and wipe, leave the AC on 78 degrees (or heat at 55 in winter months), lock all windows and doors and leave the unit clean and in good shape for our next guest. Then, return your keys and any rental items to your check-in office. Our inspection crews will check to be sure all is in good order, clean and damage-free after your departure. We ask that all of our guests be attentive to our cleaning policy. If during an inspection of the accommodation it is found to be in excessively unclean condition, or any of the above conditions are not met, a minimum fee of $50.00 will be retained from your security deposit or billed to you or your credit card. Be certain to double check for any items left in the unit. For any left items, please call our office within 1 week of departure for arrangements. We are not responsible for items left behind. We encourage you to contribute to our local food bank and other charitable organizations by donating any unopened, non-perishable items to the collection bin in each office. Have a safe trip home!

WATER Some areas, including Currituck, parts of Duck and Hatteras Island, experience salty, distasteful, or discolored water occasionally, since they are on individual wells. For these properties you may wish to buy or bring bottled water for drinking purposes.

BEACH NOURISHMENT Some oceanfront areas of the Outer Banks will be a part of a beach nourishment project. You may experience some inconvenience during this project. No refunds will be given.

TRIP CANCELLATION INSURANCE Sun Realty has contracted with CSA, Inc. in order to offer you Trip Cancellation insurance which can protect your vacation investment against hurricane evacuations and other unforeseen circumstances which could cause cancellation of your trip and forfeiture of payments. Trip Cancellation Insurance charges of 6% of the reservation total are automatically added to your advance rent payment. If you do not wish to purchase this coverage, you may notify us in writing when sending in your advance rental payment. We highly recommend purchase of this coverage for your added financial protection in cancellation situations where we are unable to recoup your advance rent payment. When you receive your insurance policy, you'll have 10 days to review and cancel, in writing, if you do not elect this coverage. HURRICANES In the event of an ordered evacuation due to hurricanes or other storms, you are required by state law to evacuate the property. Refunds for the period of mandatory evacuation will be made only by CSA provided you purchased the optional trip cancellation insurance. (If tenant has refused trip cancellation insurance, tenant shall not be entitled to a refund.) If trip insurance was purchased, please call CSA at 1-800-858-5462 directly to discuss refund procedures.

RE-RENT PRIVILEGES After spending your 2005 vacation with us, we invite you to re-reserve with us in 2006. Please make your reservations with our office before your check-out. We will give first priority to repeat guests of each unit for each week. The Tuesday following check-out, reservations for 2006 will be made on a first come, first serve basis. Advance reservations are tentative until the fall when your first payment is due and are based on the unit and time period being available. We hope to see you again in the 2006 season!

HANDICAPPED ACCESSIBLE For the convenience of our guests who are handicapped and need vacation homes which are wheel chair accessible, we have listed in the description which areas of the home we consider to be somewhat accessible by way of ramps and/or accessible baths and/or elevator access. Please check each description noted with a handicapped symbol for more specific information.
